Penfield

Penfield is a well-rounded east-side suburb known for its abundance of parks, trails, and community spaces. Families are drawn to the Penfield Central School District, which is consistently rated among the better districts in the region. The town has a growing mix of local businesses, restaurants, and community events. Housing ranges from mid-century homes in established neighborhoods to newer developments, with median prices typically in the $300K–$380K range — often representing strong value compared to neighboring Brighton or Pittsford for similar square footage. Penfield is home to Ellison Park (one of Monroe County's largest), Shadow Pines Nature Trail, and several community recreation facilities. Location-wise, Penfield sits between Webster and Pittsford with good access to Route 441, Route 250, and I-490. It's a practical choice for families who want strong schools, green space, and a quieter pace without being far from Rochester's urban amenities.

Irondequoit

Irondequoit is a diverse, inner-ring suburb directly north of the city, hugging the western shore of Irondequoit Bay and offering access to Lake Ontario. It's one of the more affordable suburbs while still being very close to downtown Rochester — most commutes are under 15 minutes. The town has a strong park system, including Durand Eastman Park (with beaches and hiking), Seabreeze Amusement Park (a beloved local institution since 1879), and multiple bay-access points. Irondequoit Bay is popular for fishing, kayaking, and ice fishing in winter. Housing is predominantly mid-century with a mix of ranches, capes, and colonials. Median prices are among the lowest of the popular suburbs, typically in the $175K–$250K range. West Irondequoit and East Irondequoit have separate school districts. Irondequoit is a great fit for buyers who want proximity to the city, water access, and a lower price point.

Henrietta

Henrietta is a south-side suburb known as Rochester's commercial and retail hub. Jefferson Road and Marketplace Mall anchor a dense corridor of shopping, dining, and services. Rochester Institute of Technology (RIT) is located here, along with Monroe Community College (MCC). For relocators who work on the south side or along the I-390/Thruway corridor, Henrietta is hard to beat for convenience. Housing tends toward newer construction and is generally affordable, with median prices in the $220K–$300K range. Rush-Henrietta Central School District serves the area. Henrietta also has a Costco, which matters more than you'd think when you're settling in. The suburb is less "charming village" and more "practical suburban," but for commuters, families near RIT, or anyone who values easy access to everything, it's a strong pick.

South Wedge

The South Wedge is one of Rochester's trendiest city neighborhoods, popular with young professionals, creatives, and anyone who values walkability and local culture. The neighborhood runs along South Avenue south of downtown, anchored by a mix of indie coffee shops, craft cocktail bars, vintage stores, and locally owned restaurants. The South Wedge has a strong arts and community identity — the annual Wedgestock festival is a neighborhood highlight. Housing is a mix of historic homes, apartments, and converted spaces. Rents and home prices are moderate by city standards but have been trending upward as the neighborhood's popularity grows. Proximity to Highland Park, the Genesee Riverway Trail, and Cobbs Hill makes it easy to access green space. For someone moving to Rochester who wants to live in the city rather than the suburbs, the South Wedge offers one of the most vibrant and walkable experiences available.

Victor

Victor is a growing suburb southeast of Rochester in Ontario County, anchored by Eastview Mall (the region's premier shopping destination) and a rapidly expanding commercial corridor along Route 96. Victor Central School District is well-regarded and draws families looking for newer construction and a more semi-rural feel. Housing here skews newer than most Monroe County suburbs — many developments are from the 2000s onward — with median prices in the $350K–$450K+ range. Victor appeals to families who want more space, newer homes, and proximity to the Thruway for commuting toward Rochester, Canandaigua, or the Finger Lakes. Victor is also the gateway to the Finger Lakes wine region, which is a lifestyle bonus that shouldn't be underestimated. The trade-off is a slightly longer commute to downtown Rochester (25–35 minutes depending on traffic).

Greece

Greece is one of the largest suburbs in the Rochester metro area, located northwest of the city. It's known for affordable housing, friendly neighborhoods, and a wide range of shopping and dining options. The Mall at Greece Ridge is here, along with numerous plazas and restaurants along Ridge Road and West Ridge Road. Greece offers some of the most budget-friendly housing in Monroe County, with median home prices in the $200K–$260K range. The housing stock includes everything from classic 1950s–70s ranches and split-levels to newer construction. Greece Central School District serves a large student population. For outdoor access, Greece Canal Park and Braddock Bay (a premier birding destination) are highlights. Parts of Greece border Lake Ontario, offering waterfront living options in certain neighborhoods. The suburb has excellent highway access via Routes 390 and 104.

Brighton

Brighton is the suburb that barely feels like one — it blends seamlessly into the city, making it hard to tell where Rochester ends and Brighton begins. Known for walkability, a vibrant local restaurant and café scene, and one of the most consistently well-regarded school districts in the region (Brighton Central Schools), it's a top pick for families, professionals, and anyone who wants close-in convenience without sacrificing suburban stability. Housing stock runs from classic mid-century ranches and colonials to some newer construction. Twelve Corners is the neighborhood's commercial hub, with grocery, dining, and services clustered at the intersection of Monroe Avenue and Winton Road. Brighton is also home to several parks and green spaces, and the commute to downtown, the University of Rochester, or Strong Memorial Hospital is among the shortest of any suburb. Median home prices typically land in the mid-$200K–$350K+ range depending on the pocket, and property taxes vary by school district boundary. Brighton regularly appears at the top of "best suburbs" lists for Rochester.

Pittsford

Pittsford is one of the most recognizable and desirable suburbs in Greater Rochester, known for its historic Erie Canal village center, tree-lined streets, and strong community identity. The Village of Pittsford offers walkable boutique shopping, canal-side dining, and scenic towpath trails for walking, biking, and kayaking. Pittsford Central School District is consistently among the top-rated in the region and is a primary draw for relocating families. Housing ranges from stately older homes near the village to newer subdivisions further out, with median home prices trending higher than most other Monroe County suburbs — often in the $350K–$550K+ range. The suburb sits on the east side with easy access to I-490 and Route 96, making commutes to downtown Rochester, the U of R medical campus, and the eastern job corridors straightforward. Pittsford also borders Mendon Ponds Park, one of the best parks in the county.

Webster

Webster, officially branded "Where Life Is Worth Living," is a growing suburb northeast of Rochester along the shores of Lake Ontario. It offers a strong blend of suburban comfort, outdoor access, and relative affordability compared to some of the east-side peers like Pittsford and Brighton. Webster's school district (Webster Central School District) is well-regarded, with multiple elementary schools, two middle schools, and two high schools (Thomas and Schroeder). Housing options are diverse — from established subdivisions and lakefront properties to newer developments. Median home prices generally fall in the $280K–$370K range. Outdoor recreation is a major draw: Webster Park on Lake Ontario has beaches, hiking trails, and picnic areas, and the Webster Arboretum is a peaceful green space. The town has strong commercial infrastructure along Route 104 and Empire Boulevard, including a BJ's Wholesale Club, numerous restaurants, and local businesses. A Costco is also nearby in the Penfield/Irondequoit area.

Jason Olshefsky

I'm Jason Olshefsky. I moved to Rochester to go to RIT in 1988. When I graduated in 1993 I took jobs in the area and have been living here ever since. I bought a house in the Upper Mount Hope Neighborhood in 1998. In 2004 I went to Burning Man for the first time. In 2005, I brought a project called the Bike With 2 Brains which is a 2-person vehicle to foster social interaction. I update the website as I get things done. I'm also the author of JayceLand. It's a weekly events page that I started in 1999. I update it each Thursday with an essay/journal/blog and a list of events coming up in the week. It's really only for me — I do it to figure out what's going on in town so I don't miss anything ... either that, or I go do all sorts of things to justify writing the website. I'm also a photographer, although I haven't done much in a while. You can see some of my images at Jason Olshefsky Photography. If I missed anything, there's also my Other Projects page where I list all the things I've been working on.
